What Drives the Price on Your Specific Job
This is the single biggest cost driver. Cedar and mesquite that are 10 feet tall and packed tight take significantly more time and equipment than scattered brush on an open lot. When we walk a property, we're visually estimating how many machine-hours the clearing will take. That's what the price reflects.
Mulching on-site is cheaper than hauling material off. If your project can tolerate the mulch layer, forestry mulching is almost always the more cost-effective approach, especially on acreage over 2 acres. If the lot needs to be completely clean for a foundation pour or for immediate landscaping, haul-off is necessary and adds cost.
Flat land with road access is the baseline. Steep slopes, creek crossings, soft ground after rain, or no existing access road all add machine time and sometimes dictate which equipment we bring. If we have to cut access to reach the clearing area, that work gets factored in.
Per-acre cost typically decreases on larger jobs because mobilization and setup are fixed costs spread across more work. A 10-acre tract doesn't cost 10x what a 1-acre lot costs. It's usually 6-7x. The per-acre rate on a half-acre lot is almost always higher than on a 5-acre tract.
Whether stumps need to come out below grade (for construction), be ground to surface level (for mowing), or can be left at height (for ranch land) changes the cost. Custom home lot prep with slab foundations requires subsurface stump removal. Ranch land usually doesn't.
Spring and fall are peak season in Collin County. We don't raise prices in busy season, but lead times get longer. If your project timeline is flexible, winter clears often move faster. Ground is firmer after summer heat breaks and the crew has more scheduling availability.
